The opportunity
Reporting to the Manager, Valuation Expert, we are hiring a Real Estate Valuation Consultant to support the delivery of commercial real estate valuation services across the US. As our new Valuation Consultant, you will coordinate end-to-end valuation delivery within the pod, working closely with Analysts, the Global Service Center (GSC), clients and third-party appraisers to ensure engagements are completed accurately, efficiently and on schedule. You will apply your valuation expertise and market knowledge to complete and review valuations, assess appraisal reports and assumptions, address issues, and support consistent delivery and quality across a range of property types.
This is a full time remote role open to candidates based in the Eastern or Central US time zones, with a preference for candidates in Philadelphia, New York, Chicago, Atlanta, Tysons Corner, Houston, Boston, Nashville and Charlotte/North Carolina.
What’s in it for you
Make an impact. You’ll take ownership of meaningful US commercial real estate valuation work, contributing to a diverse portfolio of properties. Your valuation expertise will help maintain the quality and accuracy of client deliverables while supporting the team in managing its workload and meeting key deadlines.
Work with an experienced team. You’ll collaborate closely with valuation professionals, with direct access to your manager and colleagues for guidance, knowledge sharing and support. Although the role is remote, you’ll also have opportunities to connect with regional team members in person.
Broaden your expertise. You’ll work across different commercial property types, strengthen your appraisal review and market analysis skills, and have the opportunity to develop your knowledge of ARGUS with support from the team if needed.
As our new Real Estate Valuation Consultant, you will
- Own valuation delivery. You will independently manage end-to-end valuation assignments across a range of commercial property types, including industrial, retail, apartment, office, land and development assets. You’ll coordinate schedules and delivery activities within the pod, ensuring work is completed accurately, efficiently and in line with client expectations.
- Apply your valuation expertise. You will review market data and analysis prepared by Analysts and Senior Analysts, using your judgment to assess valuation assumptions such as market rent, rent growth, pricing and operating expenses. You’ll also develop and review valuation models using the income approach and assess conclusions from the sales comparison and cost approaches.
- Review appraisals and manage quality. You will review third-party appraisal reports for reasonable market and pricing assumptions, as well as compliance with USPAP and applicable state regulations. You’ll work with Analysts, clients and third-party appraisers to document concerns, discuss findings and resolve issues.
- Coordinate people and processes. You will be a primary point of contact for Analysts and the Global Service Centre (GSC) on day-to-day processes and work allocation. You’ll provide clear direction, coordinate delivery activities and help improve communication, collaboration and efficiency across the pod.
- Build market insight. You will gather and analyze property, market and submarket information, using comparable leases, industry news and market expert guidance to develop well-supported valuation assumptions that reflect each asset’s characteristics.
- Share your knowledge. You will guide and mentor Analysts, reviewing their work and helping them strengthen their commercial real estate knowledge and judgment. You’ll share insights, contribute to team discussions and support consistent, high-quality valuation outcomes.
You bring
- The valuation expertise. You bring a strong understanding of commercial real estate valuation principles and the ability to independently complete valuations across a range of property types. You can assess complex assets, including industrial, retail, apartment and office properties, as well as land and developments.
- The appraisal knowledge. You understand appraisal reports, valuation methodologies and the application of USPAP guidelines and applicable state regulations. You can assess the reasonableness of market assumptions, identify concerns and work with clients and third-party appraisers to resolve valuation issues.
- The analytical skills. You are confident reviewing market data, conducting property and submarket analysis, and developing well-supported valuation assumptions. You can assess market rent, rent growth, pricing and operating expenses, and review financial models and valuation conclusions across the income, sales comparison and cost approaches.
- The coordination skills. You can manage competing priorities, coordinate work across different teams and keep stakeholders informed. You provide clear direction, communicate effectively with clients and colleagues, and take ownership of resolving day-to-day delivery challenges.
- The collaborative approach. You enjoy sharing your knowledge and supporting the development of others. You can provide constructive feedback, guide Analysts in strengthening their valuation judgment, and build productive working relationships across teams.
- The technical capabilities. You bring strong Excel skills and experience working with valuation data and financial models. Experience with ARGUS is an asset, but you do not need to have prior ARGUS experience to be considered.
